Countrylet are specialists in property management and letting's and have a flexible choice of options to you the Landlord.
Obviously as with most things in life not all Landlords have the same requirements or needs as each other. Therefore should you require a more specific approach to the management of your property we are more than happy to taylor a package to suit your needs.
Option1 - The Full Management Service
This service provides peace of mind if you ar working full time, living overseas or just wanting to sit back and keep the rewards from owning a property to let.

• Visit the property and advise a rental figure
• Obtain internal and external photos for advertising purposes
• Advertise the property in local press, websites and erect board to the front of the property
• Accompany all viewing's
• Obtain references from an Independent company
• Obtain a quote for the Landlord for a rent guarantee insurance policy
• Arrange & complete a basic inventory (a more depth inventory with photographs additional cost)
• Prepare tenancy documents in duplicate
• Move tenants into property and obtain meter readings
• Inform the service and council offices regarding the new tenant
• Produce monthly statements to the Landlord
• Arrange for gas safety certificates to be issued on a yearly basis (required by law) additional charge for Landlord
• Organize to have all the electrical appliances tested additional charge to Landlord
• Deal with minor repairs up to a specified cost
(costs over this we would seek your approval by obtaining 2 quotes) in an emergency this may be exceeded.
• Try to resolve any issues between the tenant, neighbors landlord, any other 3rd party, collect and forward the rent, sign and give legal notice to the tenant, quit, repair, nuisance, remedy the breach of the tenancy agreement. |
Option 2 - Tenant Find Only
This option allows you the landlord to remain hands on and handle the day to day running of your property

• Obtain references from Independent company
• Obtain a quote for the landlord for a rent guarantee insurance policy
• Arrange and complete basic inventory ( a more in depth with photos at an additional charge
• Prepare the tenancy documents in duplicate
• Move the tenant into the property and obtain meter readings
• Inform the service and council offices regarding the new tenant
• Arrange for gas safety certificates to be issued on a yearly basis(required by law) additional charge to landlord
• Organize to have all electrical appliances tested additional cost to landlord
• produce a standing order for the tenant with the Landlord bank account details on it. |
Option 3 - Tenant Reference Only
If you have a property and a prospective tenant opting for this service, will give you peace of mind of knowing that references have been obtained and checked.

• Forward to the tenant an application form and arrange for a comprehensive reference to be obtained
• Issue the landlord with a written report as to the findings of the reference check.
